Commercial HVAC Maintenance

Real commercial maintenance.

The purpose of maintenance is to keep your existing HVAC equipment operating correctly—not to rush through a checklist and wait for the equipment to fail.

Why Philco

Quality maintenance came first.

Philco was formed because too many commercial maintenance agreements had become little more than filter-change contracts.

Many providers offer an attractive agreement to win an account and then complete each visit as quickly as possible. Filters are replaced while belts, pulleys, bearings, burners, coils, airflow, electrical demand, and refrigerant performance may go unexamined.

Philco has repeatedly found missed work through third-party audits performed after other companies completed their service. We built our company around doing the work the equipment actually requires.

We do not use maintenance to create an equipment sale. We use maintenance to protect the equipment you already own.
Philco Standard
Inspect Examine actual equipment condition and operation.
Measure Use readings and testing instead of assumptions.
Maintain Complete the physical work the equipment requires.

Inside a Philco Service

Maintenance with mechanical depth.

The exact scope depends on the equipment, operating environment, condition, and manufacturer recommendations.

01

Burners and combustion

Disassemble and clean burner chambers, inspect heating components, and perform combustion testing when applicable.

02

Belts and pulleys

Inspect condition and alignment, verify belt tension, and correct developing problems before failure.

03

Airflow and static pressure

Measure actual operating conditions rather than assuming airflow is correct because the unit turns on.

04

Refrigeration system

Test refrigerant performance and replace leaking valves or missing caps where required.

05

Coils and components

Chemically clean components and rinse them thoroughly with water instead of relying on a quick spray bottle.

06

Motors and bearings

Identify bearing wear and apply the lubricant type and volume specified by the equipment manufacturer.

07

Measured improvement

Compare electrical demand before and after cleaning to document the impact of service when appropriate.

08

Water access and cleaning

When roof access lacks water, Philco may recommend installing a water line for proper component and coil cleaning.

Hands-On by Design

We actually get our hands dirty.

Proper maintenance cannot always be performed from outside the unit.

Components are opened, inspected, cleaned, tested, adjusted, and documented according to their operating requirements.

Motor wear, bearing problems, leaks, and performance concerns are documented so clients can make informed decisions before a preventable failure occurs.

Manufacturer-Informed Service

No guessing. No moving on.

When Philco encounters unfamiliar equipment, the technician does not guess at the procedure and move to the next unit.

We contact the manufacturer to confirm the correct procedure, maintenance frequency, lubricant specification, and equipment-specific requirements.

Your equipment is maintained according to documented requirements, not assumptions or shortcuts.

Real Commercial Maintenance Before replacing your equipment, make sure it has been maintained properly.
